I was told by a prior mold inspector that I may have mold, but he didn't test properly. Then I had another guy come out and charge me for putting together a mold remediation protocol, and he declined to do additional testing since the first guy had already done it. I then called Anderson Restoration to come out and do the work - I expected the fees to have been in the range of $10k-30k, and that's not counting the disruption and expense of moving out and getting a rental home while they do the work. But when Nicolas from Anderson Restoration came out, he told me to pump the brakes, take a step back, and let's see if this is actually mold in the first place, because he was skeptical. He gave me the names of a couple of reputable mold testing companies (shoutout to Blake Salcetti and Dean Cox from Texas Mold Advisors). They came out, tested properly, and concluded I don't have mold - what I'm seeing are just fruit fly droppings and can be easily handled. Anderson saved me an enormous amount of hassle and expense, and you can bet I will refer them to anyone I know who needs mold restoration or water damage restoration work done. Thank you.Posted on Google![]()

In March of 2024 a valve broke in my upstairs bathroom causing water damage to it and the kitchen below it. Anderson was recommended by my insurance company so I used them for the cleanup, dry out and restoration. They did an excellent job in all areas. I was so grateful and impressed with the work and professionalism they showed but I was glad to be done with them. Little did I know I would need them again. In December 2025 a pipe broke in the same bathroom causing flooding in the kitchen again. I immediately called Jared and asked if he remembered me. He said of course! What can I do for you? I told him what happened and he sent a team. Again they were prompt, professional and sensitive to my needs. They don’t mind going the extra mile for you even negotiating with the insurance company. I highly recommend Anderson Restoration.Posted on Google![]()

Him and his team answered any questions or concerns that I had. They worked seamlessly with my insurance adjuster and they cleaned up after the work order was complete. I look forward to working with this team in the future! Update: Anthony Tran is helping with the repair portion of the project. He is doing an amazing job working with my insurance and providing timely estimates. I could not have asked for a better team!

Understanding Homeowners Insurance Coverage for Water Damage in Houston
If you are dealing with water damage right now, you are probably stressed. You may be wondering how serious the damage is, how much repairs will cost, and whether your insurance will help cover it. One of the most common and urgent questions homeowners ask is simple but critical: Does homeowners’ insurance cover water damage?
The answer is not always straightforward. Coverage depends on what caused the damage, how quickly it happened, and what your policy actually says. This guide is written specifically for Houston homeowners and business owners who need clear answers, not insurance jargon.
By the end of this article, you should feel informed, supported, and better prepared to take the next step, whether that means filing a claim or getting professional help right away.
Does Homeowners Insurance Cover Water Damage in Most Cases?
In general, homeowners’ insurance covers water damage that is sudden, accidental, and originates inside the home. That is the basic rule most insurance providers follow.
So when homeowners ask, does homeowners’ insurance cover water damage, the most accurate answer is: sometimes, depending on the cause.
According to the Texas Department of Insurance, standard homeowners policies typically cover sudden and accidental water damage, such as damage caused by burst pipes or appliance malfunctions. However, they usually exclude flooding and damage caused by long-term neglect or poor maintenance.
For Houston homeowners, this distinction is especially important because many water damage issues fall into gray areas.
Water Damage That Is Often Covered
Most standard homeowners’ insurance policies in Texas will cover damage caused by sudden events like:
- Burst or broken pipes inside walls or under sinks
- Toilet or bathtub overflows caused by a malfunction
- Washing machine or dishwasher hose failures
- Roof leaks caused by a covered storm event
- Accidental discharge from plumbing systems
In these situations, insurance may help pay for water extraction, drying, and repairs to walls, floors, cabinets, and personal belongings.
How Much Will Insurance Pay for Water Damage Repairs?
Cost is one of the biggest concerns homeowners face. The water damage repair price can vary widely depending on how severe the damage is and how quickly it is addressed.
Insurance payouts typically depend on:
- Your policy limits
- Your deductible
- The extent of the damage
- Whether mold remediation is required
Delays often increase costs. Flooring that might have been saved with fast drying may need full replacement if water sits too long. That is often when homeowners start searching for water damage floor repair near them and realize how quickly expenses can escalate.
Why Water Damage Insurance Is Confusing
Insurance policies are not written with homeowners in mind. They are written to manage risk. That means exclusions, fine print, and conditions that are hard to interpret, especially when you are already dealing with an emergency.
Many Houston homeowners assume that if water damages their home, insurance will cover it. Unfortunately, that assumption often leads to frustration. Insurance companies focus heavily on two things: where the water came from and whether the damage happened suddenly or over time.
A burst pipe is treated very differently from a slow leak. Rain entering through a storm-damaged roof is handled differently from flooding from rising water outside the home. These distinctions matter, and they often determine whether a claim is approved or denied.
Understanding how home insurance water damage coverage works can help you avoid delays, denials, and unexpected out-of-pocket expenses.
Water Damage Insurance Claim Tips for Houston Homeowners
Filing an insurance claim during a water emergency can feel overwhelming. Taking the right steps early can protect your coverage and reduce stress.

What to Do Immediately After Water Damage
- Safety comes first. If possible, shut off the water source and electricity in affected areas. Then document everything.
- Take clear photos and videos of the damage. Write down when and how it happened. Save damaged items until the insurance adjuster has seen them.
- Contact your insurance company as soon as possible. Delays can raise questions about whether the damage worsened due to inaction.
Why Professional Documentation Matters
Insurance adjusters rely heavily on documentation. A professional inspection from a local restoration company like Anderson Restoration can help establish the extent of the damage and confirm that it was sudden and accidental.
Why Act Fast After Water Damage
Houston’s heat and humidity create ideal conditions for mold growth. The Environmental Protection Agency states that mold can begin growing within 24 to 48 hours after water exposure.
Waiting too long to address water damage can turn a manageable situation into a major health and financial problem. Insurance companies may also question delays, especially if secondary damage develops.
This is why working with a local water damage restoration Houston provider can make a real difference. A fast response helps protect your home and strengthens your insurance claim.

Frequently Asked Questions (FAQs)
Will homeowners' insurance cover water damage if the home is vacant?
It depends on your policy. Many homeowners’ insurance policies limit or exclude coverage if the home is vacant for a certain period, often 30 to 60 days, unless you notify your insurer in advance.
Can homeowners' insurance deny a water damage claim if repairs are started before the adjuster arrives?
Usually, no, as long as repairs are limited to emergency mitigation. Insurance companies expect homeowners to take reasonable steps to prevent further damage, but you should document everything and keep receipts.
