I was told by a prior mold inspector that I may have mold, but he didn't test properly. Then I had another guy come out and charge me for putting together a mold remediation protocol, and he declined to do additional testing since the first guy had already done it. I then called Anderson Restoration to come out and do the work - I expected the fees to have been in the range of $10k-30k, and that's not counting the disruption and expense of moving out and getting a rental home while they do the work. But when Nicolas from Anderson Restoration came out, he told me to pump the brakes, take a step back, and let's see if this is actually mold in the first place, because he was skeptical. He gave me the names of a couple of reputable mold testing companies (shoutout to Blake Salcetti and Dean Cox from Texas Mold Advisors). They came out, tested properly, and concluded I don't have mold - what I'm seeing are just fruit fly droppings and can be easily handled. Anderson saved me an enormous amount of hassle and expense, and you can bet I will refer them to anyone I know who needs mold restoration or water damage restoration work done. Thank you.

In March of 2024 a valve broke in my upstairs bathroom causing water damage to it and the kitchen below it. Anderson was recommended by my insurance company so I used them for the cleanup, dry out and restoration. They did an excellent job in all areas. I was so grateful and impressed with the work and professionalism they showed but I was glad to be done with them. Little did I know I would need them again. In December 2025 a pipe broke in the same bathroom causing flooding in the kitchen again. I immediately called Jared and asked if he remembered me. He said of course! What can I do for you? I told him what happened and he sent a team. Again they were prompt, professional and sensitive to my needs. They don’t mind going the extra mile for you even negotiating with the insurance company. I highly recommend Anderson Restoration.

Anderson Restoration did an amazing job thoroughly assessing the water damage done to my home. Ramiro Torres is the project manager on my case. Him and his team answered any questions or concerns that I had. They worked seamlessly with my insurance adjuster and they cleaned up after the work order was complete. I look forward to working with this team in the future! Update: Anthony Tran is helping with the repair portion of the project. He is doing an amazing job working with my insurance and providing timely estimates. I could not have asked for a better team!

Understanding Water Damage in Houston Properties

Water damage rarely gives you time to think. It often shows up fast, after a storm, a pipe failure, or an appliance leak, and immediately disrupts your routine, your comfort, and your sense of control.

This Anderson Restoration’s guide explains what is water restoration, how to prevent damage before it happens, what to do during an active water loss, and how to protect your property after repairs are complete. These water damage restoration tips are written specifically for Houston homes and businesses like yours.

Knowing how water damage starts helps you stop it earlier or respond smarter when it happens.

Common Causes of Water Damage in Houston

Most water damage comes from a short list of familiar sources.

  • Plumbing failures

Plumbing failures are the most common. Aging pipes, corroded joints, and slow leaks behind walls often go unnoticed until visible damage appears.

  • Appliance leaks

Appliance leaks are another frequent issue. Water heaters, washing machines, dishwashers, and refrigerator ice makers can fail suddenly and release a surprising amount of water in minutes.

  • Roof and window leaks

Roof and window leaks are common during storms. Wind-driven rain can push water through damaged shingles, flashing, or poorly sealed windows.

  • Flooding

Flooding and heavy rainfall remain a major concern. FEMA reports that just one inch of floodwater can cause up to $25,000 in damage to a home—an important reality for many Houston neighborhoods.

  • Condensation

HVAC condensation problems are often overlooked. Clogged drain lines or poorly insulated ducts can quietly soak ceilings and walls over time.

If you suspect any of these risks are present, early action is far less disruptive than emergency repairs later.

Prevention Tips To Reduce Water Damage Risk

Prevention is where new homeowners gain confidence and long-time property owners save money. These tips for water damage restoration focus on reducing the chance of ever needing emergency help.

Know your Water Shut-off Locations

Every property owner should know exactly where the main water shut-off valve is located. In a water emergency, seconds matter. Commercial properties should ensure staff know this location as well.

This one step alone can prevent thousands of dollars in damage.

Inspect and Maintain Plumbing Regularly

Most major losses start as minor leaks.

Check under sinks and behind appliances twice a year. Replace aging supply lines every five to seven years. Older properties should schedule routine plumbing inspections.

The U.S. Environmental Protection Agency estimates household leaks waste nearly one trillion gallons of water nationwide each year. Early detection protects your property and your budget.

Maintain Roofs, Gutters, and Drainage

Houston rain exposes weak points fast. Gutters should be cleaned regularly. Downspouts should direct water away from foundations. Damaged shingles should be repaired promptly.

Poor drainage allows water to pool where it does the most harm.

Install Leak Detection and Automatic Shut-off Devices

Smart leak sensors and automatic shut-off valves provide early warnings and, in some cases, stop water automatically.

This is one of the most effective modern water damage restoration tips and tricks, especially for rental properties and second homes.

If you are unsure which systems make sense for your property, a professional inspection can help you decide.

What To Do Immediately When Water Damage Happens

If water damage is already happening, clarity matters more than speed. This is where a water damage restoration checklist comes in handy. The right steps, taken in the right order, reduce damage and stress.

The Water Damage Restoration Process Explained Simply

Knowing the water damage restoration process removes fear of the unknown and helps you make better decisions. With Anderson Restoration, these are our processes:

Inspection and Assessment

Professionals determine the source of water, how far moisture has spread, and which materials can be saved.

Water Extraction

Industrial equipment removes standing water quickly. Faster extraction means less damage and faster recovery.

Drying and Dehumidification

Commercial air movers and dehumidifiers remove moisture trapped in walls, floors, and structural materials. This stage often takes several days.

The EPA notes that mold can begin growing within 24 to 48 hours if materials are not dried properly.

Cleaning, Repairs, and Final Inspection

Affected areas are cleaned, damaged materials repaired, and moisture levels verified before the space is returned to use.

This structured approach is why professional restoration is often faster and less disruptive than prolonged DIY efforts.

Managing Costs and Insurance Without Cutting Corners

Cost concerns are normal. The key is spending wisely, not reactively.

Understand your Insurance Coverage

Most Texas homeowners’ policies cover sudden and accidental water damage, such as burst pipes. Flood damage typically requires separate flood insurance.

The Texas Department of Insurance recommends reviewing coverage annually, especially in flood-prone areas like Houston.

Why Fast Action Saves Money

Water spreads quickly. Materials weaken. Mold risk increases. Early professional intervention almost always costs less than delayed repairs.

Choose Transparency over Shortcuts

Skipping drying or moisture testing often leads to repeated damage.

Quality work protects long-term property value.

Frequently Asked Questions (FAQs)

How long does water damage restoration usually take for a Houston property?

The timeline depends on how much water is involved and how long it sat before cleanup began. Minor water damage may take 2 to 3 days to dry and restore, while more severe damage can take 1 to 2 weeks or longer. Factors like hidden moisture, material removal, and insurance approvals can also affect the schedule. A professional inspection provides the most accurate timeline early on.

Can I stay in my home or keep my business open during water damage restoration?

In many cases, yes—but it depends on which areas are affected and the type of water involved. Small, contained losses may allow normal occupancy with limited disruption. Larger losses, contaminated water, or structural repairs may require temporary relocation for safety reasons. A restoration professional can assess the situation and recommend the safest, least disruptive option.
