I was told by a prior mold inspector that I may have mold, but he didn't test properly. Then I had another guy come out and charge me for putting together a mold remediation protocol, and he declined to do additional testing since the first guy had already done it. I then called Anderson Restoration to come out and do the work - I expected the fees to have been in the range of $10k-30k, and that's not counting the disruption and expense of moving out and getting a rental home while they do the work. But when Nicolas from Anderson Restoration came out, he told me to pump the brakes, take a step back, and let's see if this is actually mold in the first place, because he was skeptical. He gave me the names of a couple of reputable mold testing companies (shoutout to Blake Salcetti and Dean Cox from Texas Mold Advisors). They came out, tested properly, and concluded I don't have mold - what I'm seeing are just fruit fly droppings and can be easily handled. Anderson saved me an enormous amount of hassle and expense, and you can bet I will refer them to anyone I know who needs mold restoration or water damage restoration work done. Thank you.Posted on Google![]()

In March of 2024 a valve broke in my upstairs bathroom causing water damage to it and the kitchen below it. Anderson was recommended by my insurance company so I used them for the cleanup, dry out and restoration. They did an excellent job in all areas. I was so grateful and impressed with the work and professionalism they showed but I was glad to be done with them. Little did I know I would need them again. In December 2025 a pipe broke in the same bathroom causing flooding in the kitchen again. I immediately called Jared and asked if he remembered me. He said of course! What can I do for you? I told him what happened and he sent a team. Again they were prompt, professional and sensitive to my needs. They don’t mind going the extra mile for you even negotiating with the insurance company. I highly recommend Anderson Restoration.Posted on Google![]()

Common Moisture Hotspots Where Hidden Mold In House Grows
Houston’s warm, humid climate makes our homes especially vulnerable to hidden mold in the house. The thought of unseen mold growing behind walls or under carpets is unsettling. The truth is, mold doesn’t need standing water to thrive, just moisture. A small roof leak, condensation on an HVAC vent, or a slow drip under the sink can set the stage.
Moisture is the real culprit. Mold spores float naturally in the air, but when they land on damp surfaces, they multiply quickly.
In this article, we’ll walk you through the most common moisture hotspots, what mold signs to look for, how to prevent mold, and how a mold detection service or mold inspection near you can give you peace of mind.
Attic
In Houston, frequent storms and hurricanes put extra strain on roofs. Even a minor leak can let water into the attic. Poor ventilation traps humid air, while insulation holds moisture.
What to look for:
Look for dark spots on rafters, wood rot, musty odors, or discoloration on ceilings below. The moisture triggers mold growth in the attic. If left untreated, mold can spread through other areas of the home and cause more damage.

Bathrooms & Bathroom Walls
Hot showers and poor ventilation create steam that seeps into grout, drywall, and caulk. Plumbing leaks around tubs or sinks add to the problem. Watch for mold on ceiling corners, peeling caulk, or discoloration behind tiles. Mold in bathroom walls can be especially deceptive, spreading unseen until damage is severe.
Kitchens & Window AC / Window Sill Areas
Kitchens are full of plumbing, such as dishwashers, sinks, and refrigerators. Leaks here often go unnoticed until cabinets show black or green spots.
Window units are another hotspot. A mold in a window AC unit or a damp mold in the window sill can spread spores into living areas.
HVAC System, Ductwork & Vents
Your HVAC system can circulate mold spores through the entire home. Condensation on coils, clogged filters, and standing water in drip pans encourage growth. Mold appears in HVAC ducts and vents. Musty smells when you turn on the AC or visible spots in vents are clear red flags. Mold inside HVAC ductwork requires professional cleaning.
Behind Walls, Drywalls
Water from roof leaks, pipe bursts, or condensation often hides here. Look for warped paint, bulging drywall, or water stains in the ceiling. Wondering, “Is mold always visible?” The answer is no. Mold can grow behind walls! Signs of mold behind drywall can include odors and soft patches when you press on the surface.
Under Carpets and Rugs
Flooding, spills, or high humidity can seep into padding and carpet backing. Rug mold or mould on carpet often produces a damp, earthy smell. Carpets may feel spongy or lift at the edges, and dark patches may appear when pulled back.
Crawl Spaces
Even if Houston homes don’t have full basements, crawl spaces are common. Poor drainage lets ground moisture rise, while chimney leaks add water from above. Look for damp wood supports, white streaks on foundation walls, or persistent odors.

Laundry Rooms & Appliances (Inside Appliances)
Washers and dryers are notorious for leaks and trapped water. Mold often forms inside rubber gaskets, under drip trays, or behind appliances. If you smell mustiness after laundry day, check for standing water or mold spots.
How Moisture Attracts Mold Growth
Mold is nature’s recycler, but inside your home, it becomes a costly problem. It feeds on organic materials like wood, paper, and carpet fibers. All it needs is moisture. That can come from Houston’s high humidity, plumbing leaks, or condensation on windows and walls.
Some of the most vulnerable surfaces include drywall, insulation, carpets, and window sills, all of which soak up and hold moisture. If left damp, these surfaces quickly become breeding grounds.
The Centers for Disease Control and Prevention (CDC) advises homeowners to keep indoor humidity below 50% and to dry wet materials within 24 to 48 hours to prevent mold growth (CDC). Ignoring these steps allows spores to spread unseen until the damage is extensive.
How to Spot Hidden Mold In House Signs Early
Spotting mold early saves money and health concerns. Here are signs to watch for:
- Smell: Musty, earthy odors are often the first clue.
- Health Symptoms: Worsening allergies, coughing, or congestion when at home.
- Condensation: Persistent humidity on windows, pipes, or walls.
- Visual Cues: Stains, warped paint, or peeling wallpaper are strong mold indicators.
Many homeowners ask, “how do you detect mold if it isn’t visible?” The truth is, mold isn’t always easy to spot. That’s why tools are essential: moisture meters reveal damp spots, and mold thermal imaging inspection services can uncover hidden leaks behind drywall or ceilings. Hiring local mold inspectors or a mold visual inspection company ensures no area is overlooked.

Prevention: How to Prevent Moisture & Hidden Mold Growth
- Control Humidity: Use dehumidifiers and ensure proper ventilation. Keep indoor humidity below 50%.
- Fix Leaks Fast: Whether it’s a roof leak, plumbing issue, or faulty AC, don’t delay.
- Improve Insulation: Seal drafts and prevent condensation on walls and ceilings.
- Dry Quickly: Clean and dry wet materials within 24–48 hours.
- Choose Resistant Materials: Mold-resistant drywall, paints, and insulation are great for humid climates like Houston.
- Routine Cleaning: Regularly clean HVAC systems, appliances, and window sills where condensation builds.
How Mold Detection Service & Mold Inspection Near You Help
When you’re unsure if mold is hiding, professional help is key. A mold detection service usually includes:
A clear mold inspection service ensures you know exactly what you’re dealing with. Local mold inspectors have experience with Houston’s climate and know where mold grows most often. Whether it’s mold behind walls, under rugs, or in the attic, inspectors catch problems before they escalate.

If You Find Hidden Mold: What To Do Next
If you find mold, act quickly:
- Protect Yourself: Use gloves, masks, and eye protection.
- Contain the Area: Prevent spores from spreading.
- Remove & Dry: Get rid of moldy materials and dry the area completely.
- Call the Pros: For widespread mold, trust professionals to handle remediation.
Professional crews don’t just remove mold; they restore damaged materials and stop the moisture source, ensuring the problem doesn’t return.
