Commercial Roof Maintenance Program in Houston

Skipping maintenance on a commercial roof rarely looks like a problem until the day a ceiling tile darkens or an HVAC technician points to rust on the deck. By the time leaks show up inside, the damage has usually been developing for months, which is the exact gap a commercial roof maintenance program is built to close. Our team at Anderson Restoration works with Houston metro property owners to catch small issues before they turn into capital expenses.

I was told by a prior mold inspector that I may have mold, but he didn't test properly. Then I had another guy come out and charge me for putting together a mold remediation protocol, and he declined to do additional testing since the first guy had already done it. I then called Anderson Restoration to come out and do the work - I expected the fees to have been in the range of $10k-30k, and that's not counting the disruption and expense of moving out and getting a rental home while they do the work. But when Nicolas from Anderson Restoration came out, he told me to pump the brakes, take a step back, and let's see if this is actually mold in the first place, because he was skeptical. He gave me the names of a couple of reputable mold testing companies (shoutout to Blake Salcetti and Dean Cox from Texas Mold Advisors). They came out, tested properly, and concluded I don't have mold - what I'm seeing are just fruit fly droppings and can be easily handled. Anderson saved me an enormous amount of hassle and expense, and you can bet I will refer them to anyone I know who needs mold restoration or water damage restoration work done. Thank you.

In March of 2024 a valve broke in my upstairs bathroom causing water damage to it and the kitchen below it. Anderson was recommended by my insurance company so I used them for the cleanup, dry out and restoration. They did an excellent job in all areas. I was so grateful and impressed with the work and professionalism they showed but I was glad to be done with them. Little did I know I would need them again. In December 2025 a pipe broke in the same bathroom causing flooding in the kitchen again. I immediately called Jared and asked if he remembered me. He said of course! What can I do for you? I told him what happened and he sent a team. Again they were prompt, professional and sensitive to my needs. They don’t mind going the extra mile for you even negotiating with the insurance company. I highly recommend Anderson Restoration.

Anderson Restoration did an amazing job thoroughly assessing the water damage done to my home. Ramiro Torres is the project manager on my case. Him and his team answered any questions or concerns that I had. They worked seamlessly with my insurance adjuster and they cleaned up after the work order was complete. I look forward to working with this team in the future! Update: Anthony Tran is helping with the repair portion of the project. He is doing an amazing job working with my insurance and providing timely estimates. I could not have asked for a better team!

What a Maintenance Program Actually Covers

A real maintenance program is more than a yearly walk-around. Our schedule typically includes twice-yearly roof inspections, seam and flashing checks, drain and downspout cleaning, minor repair work on the spot, and a documented condition report after each visit. For properties with flat or low-slope roofs, we also look for ponding, blistering, and any coating wear that could develop into a leak during the next rainy stretch. The documentation piece matters as much as the repairs. When insurance adjusters or new building owners need roof history, a well-maintained record makes every conversation faster and cleaner.

What Falling Behind on Maintenance Leads To

A neglected commercial roof follows a fairly predictable path. Small punctures from debris go unaddressed, water tracks along the deck, insulation saturates, and seams that could have been resealed turn into full-section failures. What started as a few hours of minor repair work over a year becomes a reroof that pulls the building out of normal operation. For multi-tenant properties, it also means tenant complaints, ceiling stains, and pressure to replace on someone else’s timeline. Preventive visits cost less than any one of those outcomes, and they protect the manufacturer warranty on the original installation, which most systems tie to documented upkeep.

How Our Maintenance Visits Work

Every visit in a commercial roof maintenance program follows the same structure so nothing gets missed. A lead technician walks the roof with a checklist calibrated to the system type, pulls photo documentation of every problem area, addresses minor repairs on site when it’s safe to do so, and leaves behind a written report with recommendations and priorities. For larger properties, we coordinate with facility managers to time visits around tenant schedules and operational needs. We also keep a running record year over year, so trends on the roof are easy to track across visits. Learn more about our full range of commercial roofing services in the Houston metro.

Set Up a Commercial Roof Maintenance Program That Fits Your Building

Here’s what happens when you call: one of our roofing managers schedules an initial inspection of your property, walks the roof with you or your facility lead, and puts together a maintenance scope priced to the system and the building size. No surprises, no pressure. Reach us at (281) 771-0927.
